Dallas tenants make plans to move mostly to city of Texas, report says

There’s a very logical reason why you might spot more moving trucks on I-45 these days.

In a new report from Apartment List, Houston ranks as the most popular destination for Dallas renters looking to relocate elsewhere. The apartment listing shows that 6.5% of Dallas renters looking for an apartment outside the metro area are looking in Houston, followed by Tulsa (4.9%) and Oklahoma City (4.6% ).

Meanwhile, among tenants off the subway looking for an apartment in Dallas, 13.3% are from Houston, making them the number one source of potential Big D newcomers. Next is Austin (4 , 6%) and San Antonio (3.1%).

In other words, I-45, the main thoroughfare between Dallas and Houston, could very well earn the nickname “the U-Haul Corridor.”

In total, 34.7% of apartment hunters living in the Dallas area are looking to move away from the metro area, and 24.5% of those looking for a place to live in Dallas are looking outside the metro area. .

The report is based on searches for apartment listings that took place between July 1 and September 30.

The apartment listing says debates across the country over rent controls, zoning, eviction bans and other issues affecting tenants could result in the displacement of even more tenants.

“All of these changes have the potential to accelerate migration as tenants re-examine how their current living conditions align with their housing preferences, working conditions and financial situation,” says Apartment List.

Elsewhere in Texas
In the Houston area, the top sources of renters outside of the area are Dallas, 13.8%; Austin, 4.6%; and Atlanta, 4.1 percent. As for Houston renters eyeing other metropolitan areas, the top three destinations are Dallas, 12.7 percent; Austin, 12.3%; and San Antonio, 11.1 percent.

The report shows that 24.5% of renters looking for housing in Houston are looking outside the metropolitan area, and 31.3% of renters in Houston are considering moving to another metropolitan area.

West Houston, the apartment listing classifies Austin as a “revolving door” for tenants due to high turnover. Among the 50 major metros presented, Austin ranks sixth for the share of searches for tenants seeking to move to another metro (47%) and seventh for the share of searches for tenants outside the metro seeking to go to Austin (45 , 2%). Two other technology hubs – San Jose, California and Raleigh, North Carolina – also fall under the “revolving door” category.

The list of apartments suggests that Austin, San Jose and Raleigh are experiencing the “revolving door” phenomenon, as all three have a high proportion of workers in suitable remote jobs.

“We have seen this dynamic manifest in local rental prices, where over the past 18 months these cities have experienced dramatic rental declines followed by equally dramatic rental rebounds as residents enter and exit the rental market. “, said Apartment List.

According to the report, the top sources of renters outside of the Austin subway are Houston, 22%; Dallas, 12.6%; and San Antonio, 9.7 percent. Top destinations for renters looking to move out of the Austin metro area are San Antonio, 30%; Dallas, 7.5%; and Corpus Christi, 7.3 percent.

As for the San Antonio area, 44% of apartment searches are outside the area. The main drivers of this traffic are Austin, 31.7%; Houston, 19.8%; and Dallas, 8 percent.

Of the 29.8% of San Antonio renters who are considering moving to another metro area, the top destinations are Austin, 18.2%; Dallas, 10.1%; and Houston, 8.1 percent.
